Whitestone brownfield for sale

A rare 18-acre development site—the largest available in Queens—is up for grabs at a deep discount, according to Massey Knakal Realty Services, the brokerage tapped to exclusively market it.
The waterfront property, located at 151-45 Sixth Road in the borough's Whitestone section, was approved by the city for 52 single-family homes, according to Stephen Preuss, first vice president of sales at Massey Knakal. The plot includes six underwater acres suitable for boat docks or a marina.
The previous owner defaulted on his loan and the site was taken back by the lender, said Mr. Preuss. According to public records on PropertyShark.com, Capmark Financial Group is the lender and the original mortgage on the site was $4.2 million. There is no asking price for the property at this point.
“This is a unique area of Queens and is ideal for a local multi-family developer,” said Mr. Preuss, who would not disclose how much debt is on the property now, but said that the total “far exceeds what the property will sell for.” He stressed that the property will be delivered to the new owner clear of any liens.
The previous owner received approvals to build 52 single-family homes averaging at least 3,200 square feet designed for middle to middle-upper income families.
Of course, this is referring to Bayrock Whitestone.
The owners got into a little legal trouble.

This is another example why whitestone needs al centola to run for higher office.

52 more homes at a minumum without any consideration for the fact that the local schools are already overcrowded and there is no high school in the area
Al is right the 6 acre parcel just down the block from there needs to be preserved and turned into soccer baseball and all that good stuff kids need and deserve
The councilman says their are enough fields and parks in the area but with all the new development and this eventual development the area needs more
Also who ever buys that land and gets the approvals needed after of cours all of the impact studies are done should have to give some concessions to the commuity like they do in brooklyn and manhattan

Bite your tongue and be glad that Whitestone does not have a HS. If you want to know why, drive past Bayside or Francis Lewis HS during school hours.
Be glad they are developing one family homes and not something more dense.

Bayrock Group is developing a 15-acre parcel of land located along the East River in
Whitestone, Queens. The project has received signoff approval from NYC Planning to
proceed with and enter into official re-zoning of the site from manufacturing to residential.
The site is currently being re-zoned from M-1 manufacturing to R3-2 Residential zoning.
The site is currently in the midst of the Brownfield Cleanup Program. The development
will include the new construction of 52 single family homes, as well as a publicly accessible
and lavishly landscaped waterfront promenade. The residential waterfront community will
be the first of its kind in the area.

Our schools are already overcrowded.
The traffic is already terrible.
Parking is awful.
The sewer system is already strained.
The housing market is already weak.
Most of the people who live in our community moved here because of the quality of life. We don't need developers coming here from outside of our community to destroy our quality of life for a quick buck and then go home with their pockets full of cash.
Point is al is right! Lets get the last 6 acres before mattone and markell get it. Our community deserves better, our taxes are the highest or close to it. Our kids have nothing, yet when you go into any other HOOD, they have top quality fields.
al centola needs to run for office, he has the kids and families ahead of any developer. al keep up the fight and you are right who ever gets that property needs to give some open space back to the community. maybe they could sponsor the fields as part of their development. Keep mattone and markell out.

did you know that the D.O.E. fills seats at Bayside H.S & F.Lewis H.S. from sections of S.Queens,where the communities are zoned to these schools. the progressives in the democrat party will never allow a public H.S. to draw only from the local residents.
it is a so-called voluntary scheme for racial integration, that really is a involuntary plan for those pupils bused away from their communities.

Why do developers keep spelling "point" as "pointe?" Are they illiterate, or does the extra letter signify fanciness?
Also, would these new streets allow for public parking? if not, then the guests of these homeowners would add to the parking crunch on nearby older streets?
How close are the nearest stores and bus stops? Or do the builders expect to develop a 1950s-style development, where the resident would be entirely dependent on their cars?
Would the open space on this development be accessible to the public, or only to the residents?

While you may be on to something, its not in Whitestone, and why should we have to travel that far when we can get it where it belongs.
why do you think that the P.S.169 Q building ,in Bay Terrace, was one of the few local K-5 public schools converted to K-8. The 6-8 grade is called Bell Academy.
the c.s.d.25 did no longer have to send grade 6 to I.S.25, which is now a grade 5-12 building, with pupils from all of Queens.
the Bay Terrace parents keep the pupils local, until they enter a private 9th grade.
the chosen get special treatment from nyc /d.o.e.. why ?
So this propery gets sold and a new developer comes in. We as a community need to be involved and make sure that the project does not become bigger than it already is. We need to have resolutions to the overcrowding problems in the the already existing schools. We need to have resolutions to the already existing traffic problems in the community. We need to have resolutions to the lack of proper playing fields for all our youth sports leagues. We need to have resolutions to in order to not add more strain to already overcapacity sewers and other infrastucture.
We need to secure the Public Access space as part of the developement, and we need to secure acquisition of the CYO lot for our community and our children.
Hey! Maybe Joe Franco should buy this land and build a huge catering hall there!?!?! Now that's just what the community needs!
Al Centola for Council, write him in and forget all the other crooks with developers hands so far up their asses you can see the fingers come out the noses.

Ask so mome of the recent approvals ie. corner of Northern before bridge the pet shop building and maybe the new owners of the old movie theatre they cand stand chuck after all the bs he pulled with them.
Do you really believe that on such a large parcel of land they are only going to develope 54 houses. Come on! They'll run down to CB7 and Vallone's friend Chuck, head of land use committee, will ok it of 100 or more. They already approve 6 acres four blocks away for 55 houses. The Vallones want to turn Whitestone into Astoria.
