Hey - Just knock down the current building so that there is no objection to building in a decade from now. No matter what project is destined to be built on the property now or later - it's a winner to any owner - an empty graded lot!

Guess you've never heard of adaptive reuse to revitalize a community.
adaptive reuse is fine as long as the building is not unstable and collapsing under its own weight.
