Woodside sliver

69-08 38th Avenue in Woodside was a one-family house with a front yard.
Now it's 10 units of crap - 5 1/2 stories - that towers over its neighbors. No need to remind you that Woodside was one of the Queens communities hard hit by flooding last summer. Houses next door, you're SOL if you have side windows. Oh - and who needs parking?

People: Woodside is an URBAN ENVIRONMENT. This is an R6 zone and only about a block from Roosevelt Avenue where the 7 train and the LIRR are. Those frame, single family homes on either side are SIGNIFICANTLY underbuilt under the current zoning. The zoning policy here is sound, although maybe better as a contextual district. Density needs to be encouraged near mass transit - and this site is.

Yeah except that the transit system is already taxed to the max, as are the electrical and sewer systems. Two of them conked out over the course of the past two years already. Let's upgrade our outdated infrastructure before we allow for oversized buildings and invite more tweeded here. It will be better for all of us that way.

But, I for one, refuse to be forced to accept some of the third world ruination of some of our (formerly) better neighborhoods without expressing my personal contempt
for all of the speculative over development that's going on here.

Which is why the east Queens folks are against congestion pricing. They know that the mass transit lines need to be built to them, and once this is done, they will get development.

So they downzone knowing full well that they are concentrating more and more development in a smaller area.

There's a common misconception that people in Queens own cars because they feel they're "too good" to take the train. Public transportation in Queens sucks, and a good portion of it is inaccessible by train and the bus runs at a snail's pace if at all. Not everyone works in Manhattan.

Good point. Which is why we should find a good developer to overturn spot downzoning.

The entire borough should get downzoned, or no one get downzoned.

And overturn the landmarks law while you are at it.

I am tired of paying taxes to benefit someone else when there is no hope that I will ever see my hard earned dollars.

Don't worry about the spot downzoning. It is a joke that just earns someone lots of money and gives false hope to a handful of homeowners.

It just a matter of time before spot variances make it look like swiss cheese, then after a certain point, the developers will build anything they want.

The rules are stacked against the community once a hole is in the ground there is nothing they can do.

And since the preservation community is going apeshit over some stupid $600,000 cut from LPC budget, they couldn't care less about doing something useful like controlling this.

Afterall, it doesn't happen in ES, WS, GV, BH, right?

On the immigrant questions, there is little doubt that this place is fated to be a dorm for them.

After 30 or 40 years, it will start to fall down. It will blight the surrounding areas and the developer can then buy three or four houses and make a bigger pile of crap.

The only people that can help the community are making their only little deals with the system and turn their back and shut their eyes on what is happening in Woodside and other similar communities.

From their perpective, its all one big Elmhurst, anyway.

No problem. Such a short sighted mentality will catch up with them, too!

The Queens Civic Congress and the civics around Queens are NOT making enough noise even though they think they are. Their local rallies are laughable.
Unless they rally in front of City Hall or City Planning, their rallies won't even make the local papers.

QCC is a joke. How many times did an organization like that start and then peter out within a decade.

They are not making any effort besides spot downzoning in a handful of districts in eastern Queens.

Giving the local politicians awards is a nice touch, don't you think so? Especially since the needs of western Queens don't even make the radar.

Well, that IS a cheap shot. They DID help Dutch Kills upzone.

The QCC's last rally at Queensborough Hall was a joke. Why do they plan these things for the middle of the day on a Monday so that only the elderly can show up?

Bearak needs to get his crap together and really organize a rezoning rally so that EVERYONE can make it.

Because they are told the press and politicians don't show up. So instead of demanding that they fit their schedules to the public, QCC fits things for them.

Afterall, they want the politicos to smile when they submit a downzone for the three blocks of Bayside Garden Gables or whatever the hell its called.
