Now it's 10 units of crap - 5 1/2 stories - that towers over its neighbors. No need to remind you that Woodside was one of the Queens communities hard hit by flooding last summer. Houses next door, you're SOL if you have side windows. Oh - and who needs parking?

People: Woodside is an URBAN ENVIRONMENT. This is an R6 zone and only about a block from Roosevelt Avenue where the 7 train and the LIRR are. Those frame, single family homes on either side are SIGNIFICANTLY underbuilt under the current zoning. The zoning policy here is sound, although maybe better as a contextual district. Density needs to be encouraged near mass transit - and this site is.

Yeah except that the transit system is already taxed to the max, as are the electrical and sewer systems. Two of them conked out over the course of the past two years already. Which is why the east Queens folks are against congestion pricing. They know that the mass transit lines need to be built to them, and once this is done, they will get development.
So they downzone knowing full well that they are concentrating more and more development in a smaller area.

There's a common misconception that people in Queens own cars because they feel they're "too good" to take the train. Public transportation in Queens sucks, and a good portion of it is inaccessible by train and the bus runs at a snail's pace if at all. Not everyone works in Manhattan.

They are not making any effort besides spot downzoning in a handful of districts in eastern Queens.
