A look at what will replace 5 Pointz


From PIX 11:

As a construction team prepares to tear down 5 Pointz, renderings of what will replace the graffiti mecca have been released.

The two giant towers will be built in the next three to five months.

Together, the buildings will have 1,000 rental units, including penthouses and affordable housing.

There will also be a pool, a courtyard and an art wall.

One of the towers will also have retail stores.

The permits to build the towers were filed last week.

Well the thousand rental units will have two thousand or more people might who might want to buy stuff. Lots of other people live in the area too, and many more want to. Not much retail. Why do you think there's no demand for it?

ACTUALLY TO AFFORD THE RENT YOU ARE LOOKING AT LEAST 4 PEOPLE PER UNIT. RETAIL WILL BE THE LEAST OF THEIR PROBLEMS. HOW ABOUT THE SUBWAY? ABSOLUTELY NO INFRASTRUCTURE AT ALL - HOSPITALS, SCHOOLS, ETC.

SO THE REST OF QUEENS, GET READY FOR ANOTHER TOWER TO JUMP THE LINE FOR SERVICES OVER YOUR COMMUNITY - AND REMEMBER TO THANK YOUR COUNCILMAN FOR THINKING OF YOU BY GIVING THIS GARBAGE THE GREEN LIGHT.

Lots of other people live in the area too, and many more want to.

I KNOW LOTS OF PEOPLE. I KNOW LOTS OF PEOPLE IN THE GENERAL AREA. I KNOW NO ONE WHO WANTS TO MOVE INTO THE MIDDLE OF NOWHERE NEXT TO A POLLUTED LOUD TRAIN YARD.

Not much retail. Why do you think there's no demand for it?

AH, YES. WHO IN THE HELL WOULD PACK UP THEIR SHOPPING CART TO GO TO THAT CONGESTED LOCATION? EVER SEE ANYONE TAKE A SHOPPING CART FULL OF GROCERIES UP THE STAIRS AT THE EL? GET REAL.

WHEN THE WIFE OF THE DEVELOPER GOES SHOPPING HERE I WILL LISTEN TO YOU. UNTIL THEN, THIS IS YET ANOTHER STEP IN A DISASTER OF OVER BUILDING THAT WILL HAUNT US FOR A VERY VERY LONG TIME.

Whatever retail is planned, it would have to be something along the lines of a Small Starbucks or McDonald's. Any larger place just won't take a chance. Other than the pigpen deli across that is basically a WIC mill, there is nothing around that resembles a supermarket. That part of Jackson Ave is a ghost town after hours and will be for a long time.

The new buildings are right next to the LIRR's Arch Street Yard. The Yard is slow now as it awaits the opening of East Side Access. But wait until the Yard opens full time, then all the high price tenants will start complaining about living next to a train yard (and how its the MTA's fault for making noise). However, they will all be blind about the yard as they pluck down their deposits.
