The condos, they are a-comin'

This Sunday, longtime Italian restaurant Joe Abbracciamento shuttered in Middle Village. A very interesting comment popped up on this Q’Stoner post about the closure suggesting a development to come:
As a long term Middle Village resident, I have overheard many rumors as to who has purchased the entire block where Abbracciamentos’ has been for so long. Criterion group has recently submitted drawings to the building department for a 7 story residential building. Most likely condominiums. Luckily, Criterion has developed quality looking buildings in the past and they are an experienced developer.
Lo and behold, here are those Department of Buildings documents filed by the Criterion Group for a new seven-story, 120-unit development. There will be a total of 81,719 square feet of residential space, 3,910 square feet of parking and no commercial space. As far as we can tell, the development will encompass three different parcels (outlined above) with frontage on Woodhaven Boulevard, 62nd Drive and 63rd Avenue.

It had better have parking for every unit..................then again who wants to live where there is massive amount of traffic 19 hours a day.

Probably a bunch of luxury condos that not many people can afford. I would really like to know how many of these luxury coops and condos are actually occupied? I always see signs up everywhere in lic advertising these luxury places....It's like they're begging for people when I see these huge signs on the sides of these buildings.

A horrible location for a noisy, filthy, and dangerous Woodhaven Blvd. No subway either. Let's see if Katz stands by her words and checks with developers to ensure that access to mass transit is included in plans...that there will not be an increase in vehicular traffic. Well this could be one of her first tests.

Actually, the subway is on the corner of Woodhaven/Queens Blvd. - maybe a 15 min. walk. That being said, the area doesn't need anymore condos or apt. buildings. And if you are paying top dollar, as brought out before, who wants to live on the noisy blvd?

Go figure, what else is new more "luxury" condos. These developers/contractors and owners in Queens can't build luxury and don't even know what materials and details it entails. The only thing they know is money in their pockets and build it fast and profitable. Some old sh*t. That building where Abbraciamento's occupies is not bad looking and it's low lying but now there will be another sun-blocking eyesore to look at.

Just look at the dope who said there's no subway near Abbracciamentos. Moron doesn't know about Slatterly Plaza six blocks away? Of course not. How would he when he's just sitting behind dark curtains with his tinfoil hat on and his hand in his pants?

You've got smart posters here like George the Atheist. Crapper himself is an expert on the city. Then you've got dunces like those who claim no one's buying condos in LIC and that there's no train at the northern end of Woodhaven Boulevard. Ya just gotta deal.

If I'm paying $3k a month to live on shitty Woodhaven Bkvd, I don't want to walk 1/2 mile to the subway. Maybe bike it there, but there are no bike lanes on WBlvd!

Since I am an expert on the city, I agree that people who want luxury condos are not going to want to live on Woodhaven Blvd or walk "6 blocks" to the subway. I mean have you ever done that walk? Crossing the LIE service roads is a heartstopping exercise.

i grew up in the rego park apartments next door to this site

if you are reasonably healthy person

it is a 10 minute walk

or take the q11 or q29

total bullshit on these comments

and i live in lic in a luxury apt

part of mayor zero vision's plan for affordable housing right,"bigger and denser",this was funsize mayor's cherubic flunky amanda burden's idea.

it's almost pandemic like with what's going on in queens with the towers.

as for transit,suddenly you will see improvements and bigger schedules for woodhaven blvd. to attract the frivolous spending mouth breathing hipster/yuppies.they already improved the C,L and M lines to satisfy the new residents that live by those stations(bedstuy,brooklyn heights,fort greene,dumbo,greenpoint,williamsburg,lic,and now elmhurst and rego park,see its already happening)

The Woodhaven Blvd. Subway station is about a 15 min walk from there, but buses do run along Woodhaven Blvd but they are always packed and sometimes with the traffic and congestion walking would've been a better option

Crapper, I've done that walk many times, and no, it's no fun. But the train is there. And you do appear to have a lot of expertise in city law and history.
