670 "affordable" apartments to be constructed in Far Rockaway

Following the rezoning of Downtown Far Rockaway in September last year, the city has now announced the first new affordable housing developments that have come about as a result of that rezoning. Together these two projects will bring 670 affordable apartments to the neighborhood.

The first of the two projects will rise at city-owned lot at Beach 21st Street. The city has picked The Community Builders, Inc, a housing nonprofit, to develop 224 apartments at the site, 130 of which will be offered to those making 60 percent of the area median income. The rest of the apartments will be offered at different levels of affordability. In addition to the apartments, the project will also have 90 parking spots, 8,000 square feet of community facilities including an early childhood education center, and 24,000 square feet of ground-floor retail.

For the second project, the city’s Department of Housing Preservation and Development and Housing Development Corporation have secured construction financing for affordable housing developer Phipps Houses to build 457 apartments in the Far Rockaway Village. There, Phipps Houses is transforming an abandoned parking lot into housing, public space, and retail.

I might consider applying if they get rid of all the methadone clinics in the area and clean up the streets.

Rockaway has the most section 8 vouchers in all of Queens, housing subsidies like LINC, Working Advantage, Assisted Living Centers where convicted sex offenders live with the mentally challenged and disabled, half way houses, three quarter houses for those releases from prison, a high concentration of NYCHA projects commandeered by violent gangs and drug dealers. Rockaway has far too many scattered site housing which are apartments in privately owned buildings that clients from various agencies are placed in. Unfortunately, the majority are bad neighbors. They are destroying Rockaway. They deal drugs as a way to supplement their welfare benefits, have house parties that they sell tickets to, among other ways they generate tax free income, blast music at all hours , do graffiti and property damage and don't pick up after themselves.

Another horrible thing that always happens with housing subsidies is that the mother and her children will get one of the above mentioned vouchers. They will move into an apartment. Great, they're not homeless anymore. About two months later, baby daddy or mamma's boyfriend will move into the apartment, he is not on the lease but acts as if he is. Now these men have nothing to do all day, since they refuse to get jobs, they live off government benefits and hang out on the street dealing drugs, doing crimes. This destructive way of life is only possible thanks to all of those who pay their taxes on time. For those of you who see nothing wrong with this, let me remind you that is not ten or fifteen people living like this, it is hundreds of thousands.

I am not happy that more of this fraud is coming to Rockaway.

Check out today's (Sunday's) NY Post and all of the public housing that don't pay their rent, for whatever reasons.

'Affordable Housing' is just another scam. The people who live their will turn the place into the projects within a few years.

If you don't earn something you don't treat it with respect. Always looking for someone else to come in and fix something.

Generational poverty.

Let the units go at market value. That will at least give the rest of us a chance to get some tax revenue.
