From the Real Deal:
Queens dominated the list of New York’s biggest projects in March.
The borough took six of the top 10 spots on the list, three of which were part of a large new mixed-use complex replacing a derelict shopping center in Far Rockaway. The others were located in Springfield Gardens, Astoria and Forest Hills.

That's why I chose an R1-2 residential nabe with deed restrictions.
Face it..Queens is the Wild West for development.
Where is this fabulous R1-2 residential nabe with deed restrictions?
Could they rezone your wonderful spot?
NO they cannot.
National Historic District status prevents it!
Spend less time gabbing online and more time making money.
Then you can afford to move. That is, and always has been, the American way.
Only socialists and hippies like living low.
Replacing the derelict center is not a bad thing. This is the future, either you bought in ages ago and will enjoy the privilege of remaining you are, or you complain; that's all. This is the really rich types privatized 71st and built their mansions in an essentially walled-off enclave. Good for them -- the rest of the area shouldn't complain, Cord Meyer started to build up the RegoPark-FH corridor along the boulevard nearly 5 decades ago; so the nabe knew what it was getting.
