Packing 'em in at Packard Square

There's a development near Queens Plaza on Crescent Street named Packard Square that I found a website for. No rendering or photo of the place is available, but here's a sketch from their home page. It's 15 stories tall with 141 units according to DOB filings.
Not sure what the point is of living in an outer borough, but then choosing a cramped lifestyle.
At least they can't be accused of deceptive marketing. The pictures say it all!

It's amazing what a wide angle
(21 or 28 mm) lens can do
to enhance the "spacious" qualities
of a tiny "luxury crib" as
pictured in most real estate sales promotional photos.

Cheap wallboard construction, stock moldings and thin hollow core doors
are the hallmarks of this sort of
new construction.

Judging by what I am hearing about the slow, dismal sales around LIC/Queens Plaza, they aren't arriving anymore, at least not in the numbers that the developers and real estate whores had hoped for. Up and coming is quickly changing to down and going.

I think Queens is at the threshold of some very interesting living setups not seen since the late 19th century.

Thanks machine. You have taken a boro that symbolized the best in 20th century planned communities and made it a 3rd world shithole.

Well in all honesty, who the hell would want to live in Queens plaza anyway? what were you expecting? a 5,000 sq ft park avenue like apartment? And from the photos it actually looks like the builders used slightly better materials. If you really want to see some builder grade materials...check out the listings for the old factory on ditmars and 41st I think. the cheapest white appliances, the cheapest wood cabinets....no character for such a beautiful old building. and they want close to $500K per apartment....no thanks.

Apparently enough people love the sound of the squeaky 7 train to want to live in 'the Plaza'. Star Tower apparently is well sold, and they keep putting up more and more, like L Haus and Crescent CLub.

I went to look at this rental building and actually thought the price for the space was decent. I think the 1 BRs were around $2200? Sure, it's not as big as some of the condos that have started renting but it's also so much cheaper and had some sick city views.

I was so psyched to find this building. I was living in the city and my landlord totally hiked up our rent like $400. My roomates and I found a great share at Packard Square and our rent is only $1,000 a piece now for a 2 bedroom that we converted to a 3 bedroom. We didn't even have a doorman before so we are really happy with the building so far!

The finishes in the apartment are great. Like most new buildings they had their initial snags here and there but so far my experience has been very positive at Packard Square. The location and proximity to the train are fantastic and the apartments are beautiful. The units maybe a little on the small side but there is no wasted square footage so they seem larger than they actually are. Come out and see it for yourself.

what a whiny bunch of people you all are...I imagine you probably live in "large" run down queens apts. As someone who moved from Harlem...to packard square I can assure you the apts are very large and good quality...I'm paying the same price to live in a doorman building 10 mins from my office in midtown, that I did to live in harlem and hour away. Change isn't easy, but LIC needs some more business brought to it, because right now it's an industrial wasteland in what could be a very nice spot. as for the "squeaky 7 train" the building has soundproof windows, so you don't hear it. I like living in Packard square a lot...go ahead and hate it if you want, but with the economy the way it is and lack of renters in the new buildings, my rent is probably cheaper than yours =)

I am moving in today, and the apartment is quite lovely and surprisingly spacious. I am living in a two bedroom, and the new room is much larger than my old one in Manhattan. The balconies are huge and have a wonderful view (yes, I know talking about the view is silly, but it's true!) The kitchen is much larger than one in Manhattan, and the bathrooms are equally as spacious. Overall, I, and my carpenter roommate are very pleased with this new condo.

I've just signed on to move in mid-February. I'm coming from living in a share in a Spanish Harlem Luxury building with my portion of the rent being $1475. Now, I'm looking to pay a touch less for my own condo. I'm coming from a doorman building and I'm excited to see what this building is like. Moreover, I'm really looking forward to my 10 min ride to work. I'll post again once I'm settled with my thoughts. My concerns are that the space is small, but not smaller than my current space. The scant closet space worries me a bit, though.

My husband and I have been in the building for a yr and recently renewed our lease. We had an incentive coming in a year ago and management tried to give us the same rent without the incentive again. To be honest with the economy the building cannot afford us leaving..so it took only one try to negotiate and they gave us the same incentive for another year. Fair building management...and the rooftop is alot of fun in the summer (Breathtaking view of midtown at night). Apts are a little tight with space but definitely super clean. I've lived in Riverdale, Long Island for school, forest hills (waterbug town)...I still have yet seen a roach, aunt, etc...knock on wood.

I would recommend the building to anyone!
