What the fuck is that? Oh, it's the genesis project for non-contextual development and high rent fabrication in Ridgewood.
The gentrification of Ridgewood begins. I foresee future CB and council hearings to officially move the district into Brooklyn, because saying you're from Queens is just not marketable.
"As of Right" means that a building can be built within the rules of the Zoning Resolution and the assigned zoning for a lot (i.e. R4/R2/R2A, etc.). Why do people think that a builder can build without following zoning laws?
Considering how these homes were built I doubt those buildings can support all that extra weight. I bet furniture refrigerators and bathrooms weren't in the calculation. Wind, street traffic, vibration from, large American trucks cause lateral loading and stress deformations, and displacements in structures. Assessment of those effects mated with 1920s construction methods can only be carried out by experience and special methods of structural analysis. These methods needed in New York are not on most CAD software and unknown to foreign architects using this software designed for ground up new construction with modern materials in Europe and China. Look what happened with that CAD designed bridge in Miami and countless other alterations that have failed under real life stresses, wind and vibration.
The walls are likely buckle in time, even damage to the adjacent homes. Anybody who lives in those homes will tell you how thin the walls are an how easy it is to hear next door. This was a very stupid move that should have never been approved, I wonder how much the payola was to make such a atrocity rubber stamped. Yeah, I suppose then blame it on the software and computer when people get killed.
What’s wrong with as of right Developement? Get over it already. If we all think like that we would still be living in mud homes.
-------------------------------------------------------------------------- Anyone that sets foot on a block as an owner automatically has a responsibility to everyone else in that community. You will not use the property, for example, as a nuclear storage site nor a fat rendering plant nor as an iron smelter would you?
Are there seats for school kids, seats for commuters, and infrastructure in place for this building? The answer is no, this building will be subsidized by the taxpayers not for the benefit of them and their kids, but for the benefit of one person, the property owner.
—————————————— My friend, those are not Permitted uses, for example. Also, the Curent Zoning allows for that density and Bulk and with that planning took place. Stop crying over development. It will happen even when we are gone.
Why all the hate! I’m sure If all the people in this list would buy a property to only develop to match the existing context, make you a hero, Sure, sounds great and Jane Jacobs would be proud, but sorry to say the Property Value would dictate that unless the development was maxed out, you would take a big loss. Get over it and Move to a lower density neighborhood perhaps.
You obviously have no comprehension of development or you
With an addition did the landlord need to sign up to take on section 8 ? I can hear that single mom of 6 dragging bicycles down the steps and hallways chipping up everything in sight. Not to mention different men coming & going all hours and using near 1/2 million gals of hot water a year for dishes & laundry. Does one get to choose their sec 8 tenants ?
Why would a landlord ask for this kind of trouble ? I'm told the landlord is a Hassidic who lives in Williamslsburg who hates all his neighbors

Why your neighborhood is full of Queens Crap

That's what you call "rows upon rows of crap" on top of a rowhouse.

I see these ridiculous "lego" attachment-stories have migrated over from W'msburg. Ugh.
At least tear-down and re-build to keep it aesthetically consistent. Not to mention anon-above's legitimate concerns about weight-load issues.
Jeez if they could get away with plopping shipping containers onto pre-war walks-ups, they probably will!
