State wants to develop more of Creedmoor property

Members of Community Board 13 have learned to take more than a passing interest when a state agency comes to them talking about development plans for surplus land at the Creedmoor Psychiatric Center in Bellerose.

Richard Hellenbrecht, the board’s land use chairman, said the Empire State Development Corp. has approached them with plans for two parcels on the south campus totaling 53 acres.

The south campus is bordered by Hillside Avenue to the south, Winchester Boulevard to the west, Union Turnpike to the north and mostly residential housing to the east.

The towering main hospital is located on the northeast corner of the intersection of Winchester Boulevard and Union Turnpike.

Speaking at the board’s monthly meeting on Nov. 21, Hellenbrecht said housing is the primary aim, with 1,278 dwelling units included in the proposal.

“There would be apartments and one- and two-family houses,” Hellenbrecht told the group. Twenty percent of the dwellings would be classified as affordable. There would be 370 one- and two-family homes.

But the ESDC also is proposing apartment buildings of four and five stories, which CB 13 has considered out of character with the existing homes in the adjacent neighborhood to the east. It would require zoning changes that would allow builders to exceed the 35-foot height limit.

“We’re not too happy about that,” he said.

And while a new public school building is part of the requested package, so are only 1,294 new parking spaces to accommodate the new 1,278 units.

The ESDC also is proposing to put a youth center in or on the site of the old Creedmoor power generating station.

Have lived in the area all my life. It was only a matter of time. Too bad it was never designated park land. That would have made it somewhat more difficult to develop. Garanteed it will go homeless shelter or project.

all the residents should start fighting this now. We don't want high density buildings here that will turn into shelters or low income housing. All the homes in this area are worth north of 600k. this is a middle class neighborhood; we don't need development that will bring home prices down.

write barry grodenchik- I believe land use and zoning issues are deferred to the local council member to decide.

Geez! Can't the greedy Idiots In Charge in NYC leave one freakin' blade of grass undeveloped? And for what? To stick more illegal ghetto Chinese trash in ugly boxes by the dozen? To turn a beautiful rare green spot into a warehouse for homeless, mentally ill, and druggies? I'd much rather have a pleasant green space to look at, provide a habitat for birds, give the eye, weary of dismal concrete landscapes, a break.

Don't rely on Barry Grodenchik for help, second Anonymous. He is one of the worst cradle-to-grave products of party machine-failed politics (not public service) and bureaucracy at its most maddening and nullifying.

This little government teet-sucking schlepper sat back for more than two years and did nothing for Community Board 9 and the protesters who demanded that 'Triumph of Civic Virtue' remain in Kew Gardens Plaza, instead of this monumental, 16-ton statue being urgently evicted under the cover of darkness on the heels of Hurricane Sandy, on Saturday, December 15, 2012. He never even followed up with a meeting in his office that he held on Tuesday, May 8, 2014 with members of Civic Virtue Task Force (choosing instead to 'Delay, Deny And Hoping That We Would Die)!

And, if he refused to do his job and demand justice for a statue that held court (and vigilance) in Kew Gardens Plaza for nearly 71 years, then don't get your hopes up over this 20th century, warmed over relic of a previously failed (and still failing) Borough Hall dynasty of entrenched party hacks that never ends!

Maybe there could be a covenant between the state and community that a percentage of any remaining property become parkland (if it too were to be decommissioned).
Perhaps with a stipulation that keeps Motor Parkway, NRA, hospital era artifacts intact?

1100 homes and 1100 parking spaces???? I live in the area and the parking situation is tight already... Def no multiple dwellings and no two family properties. I can live with single family homes, but not 1100 of them, maybe another 500 if that many can even fit int here without being jammed tight

Just like with the new Yankee Stadium and Macombs Dam Park? I don't think it worked out so well.

I remember Council member Grodenchik assuring the surrounding communities that we would be happy and have some input with the way this property was developed. Adding that many homes and limited vehicle parking will destroy the surrounding area.
Were going to get screwed again

I used to live nearby this location. Apart from the rough kids in Andrew Jackson h.s., and the mentaly ill from creedmore roaming the streets, it is a very quiet community.
