Residence illegally converted into synagogue


"This building's C of O is for residential use but illegally converted to be synagogue/place of worship. Worse, they now purchased the property next door 150-60 78th road, and performed major renovation work to connect the 2 buildings together, expanding the illegal usage.

Every Sunday, they hand out donated perishable food and vegetables and other types of groceries to people. I have nothing against charity, but they have crowds blocking the entrance of the common drive way and leaves rotting and unwanted food stuffs by the street tree, and stored the empty vegetable cartons outside the 150-60 garage overnight for pick up.

They did try to manage and clean up but these kind of activities does not belong to a residential neighborhood. There are tons of summonses and ECB violations but mostly were ignored and written off." - anonymous

Nothing new there. The house across the street from me is a Chinese church /house. They hold some kind of class over there every Sunday morning and I can't find parking on my block if I were to move my car.

Want to stop all of this, let's tax all religion! You'd see so many people dump the religion business so fast it would make your head spin. As long as we don't, it's a tax-free cash cow.

Summonses and ECB violations mean absolutely nothing. The illegal violations never get fixed and the violations never get paid. Our communities continue to get screwed and the violators continue to get away with these crimes that are destroying the quality of life in our neighborhoods.

Zoning and Code Compliance are two different things. Yes, the *use* is permissible as of right, but they still must comply with the DOB for egress, life safety, accessibility, etc... all things that the owner need to demonstrate in plans submitted for review and approval to get a new C of O.

Having known Rabbi Nisanov for many years, he is quite knowledgeable when it comes to filing proper paperwork with the city. Click on the hyperlink and you will see a complaint for "illegal commercial/manufacturing use in residential zone" and "business being run from residential home at this location."

You don't have to be a zoning or constitutional scholar to know that praying is not a commercial or business activity, nor is running a food pantry (which serves people of all faiths, by the way) No wonder the complaint was rejected.

Let's talk about the second hyperlink relating to the stop work orders. That goes back to 2009. Couldn't find anything more recent, so you're taking us back in time.

Members and staff of this synagogue are diligent in keeping the sidewalk clean and the crowds in order.

As for the common driveway, I've left my car there on occasion while dropping off a donation. All it took was a neighbor telling me to move. I apologized and moved over. That's what good neighbors do. Bad neighbors snitch anonymously online.

I trust that responses to my comment will steer clear of ad hominem attacks. I also trust that Kehilat Sephardim will resolve any open violations that it has in a reasonable manner. Disclaimer: I used to volunteer at this pantry, as well as the Masbia pantry in Rego Park.

Thank you for your advise. The council member is aware of the issue and refuses to propose or support legislation. The community board has heard our complaints and DOB refuses to enforce any violations. Its a frustrating full time job dealing with issues like this because the system is really flawed.

You should be asking why hasn't any of these violations been paid or corrected. Another fault with the system and why it needs to fixed. No one from the city will ever follow-up on these complaints. Once the violation is issued the DOB will never reinspect the property for compliance. Why should a property owner correct or pay a violation.

The only way DOB will issued another summons for the same violation is if someone makes another complaint.That is why the violations go back to 2009. Someone needs to report the same violations again and again and again. This is very frustrating for someone who is only trying to protect the quality of life in his or her community.

This is residential street. A Synagogue, food bank for bums & freeloaders, bells going off don't belong here case closed !!

These people pulled another fast one the law is the law, case closed. These Russians are a real pain in the ass

It's not the synagogue that's the problem. It's the leadership's inability to realize or not care that having people line up across a private driveway, blocking residents' access to their homes is a problem. And then leaving open containers of rotting food at the curb.

Exactly crappy. If your gonna have synagogue, catering hall, funeral parlor (not singling out Jews here) on a residential street the property has to be designed and operated for such use.
Usually a parking lot, ramps and areas to rope off so people cam line up.

This crap is a "free for all" and worse in the winter when people drive to synagogue. People in a rush take all the parking, block your driveway. If you nicely and politely ask them to move a car back 2 feet and park properly most will get real nasty with you.
Its as if these people believe they are boss and can do whatever they want, to hell with homeowners. The throwing crap on the ground also attracts rats and coons.
This should be moved to a commercial corner building on a large lot. --just horrible

Rabbi should put out a table of bagels, cream-cheese, leaches, cookies, coffee "whatever" 1/2 hour before service with a clock so the patrons will muster inside.
I seen both Russians and Persians brisks when I rented sound & DJ equipment to bands. You cant GET NEAR the food and make a dish if your not fast. You can have a 2000 seat hall yet only the food table gets surrounded 5-6 deep with people congregating, talking around food as if it was the end of the world. -Just crazy !

That would be a smart fix for the outside lines (and I aint even Jewish)
As far as the "free stuff giveaways" simply END IT at that location.
Im sure somebody has a van or station wagan simply drop the perishable food in front the mayors house, because he's the one who adores the freeloaders and slobs !!

This is not about having a synagogue on the block...it's about having an ILLEGAL Synagogue on the block. Rabbi Nisanov has not been able to get the building permits necessary to make this a legal use for these two homes. There are rules in place for Place of Assembly permits and the Department of Buildings has disapproved the applications. The DOB has also issued numerous violations for the illegal use of this building. This is dangerous for the community as well as for the people who attend services here.

No, bad neighbors are inconsiderate and park their cars anywhere they want. Then think they are doing everyone a favor by moving their cars. Why should I look for the person who is illegally parked and "ask" him or her to move? Did the bad neighbor "ask" if he or she can park there in the first place?
