Plain as the nose on your face


Got flooding? I think I may know why.

This house at 1867 Stockholm Street is for sale. Here is a screenshot of the original listing:

You'll notice that the ad says that it's a 2-family with 3 units, and there are 9 bedrooms, 2 of which are in the basement. The following photos were also attached.



After DOB complaints were put in and the homeowner refused entry, the ad was changed to omit the part about the 2-bedroom basement apartment. The photos remain, however.

Now if the house is for sale, why not just make an appointment with the realtor to visit it undercover? This has been done in the past. The realtor should also be fined for advertising an illegal conversion. And it's not the first time...

Of course, Bill DeBlasio is in charge now, and he thinks these living arrangements are just dandy, so expect a lot more ignoring from the DOB.

I CAN NOT believe that the Realtor allowed a bathroom picture with the seat up!!!!!

Wow - that is so low rent!!!!

That's not the first time I've seen that either.

Queens Realtors really suck at their jobs!

No problem - we have TONS of people looking out for us - that is why we have borough government, city council, that group that goes to Albany and or course our community boards!

Years and years ago I used to know an old man who lived at 1865 Stockholm.
His name was Charlie Litschgi. He and his brother Gus were bachelors and raised tropical fish for a living in their house and garages.
I used to get all my angel fish, tetras, Siamese fighters, etc. from them.

Some apt.-building landlords put building staff in illegal cellar conversions, which are different from basement apartments.

HPD and the DOB make a distinction between basement and cellar:

"Basements and cellars are very different. A basement is a story partly below curb level but having at least one-half of its height above the curb level. A cellar is an enclosed space having more than one-half of its height below curb level.

"Cellars in one-family and two-family homes can NEVER be lawfully rented or occupied. (A secondary kitchen for accessory cooking may be located in the cellar as long as approval from the Department of Buildings is obtained prior to the installation of such kitchen.) Basements in any residential property (one-family, two-family or multi-family) can NEVER be lawfully rented or occupied unless the conditions meet the minimum requirements for light, air, sanitation and egress, and have received approval by the Department of Buildings. (Since the rental of a basement in a two-family dwelling would result in a conversion from a private dwelling to a multiple dwelling, basements of two-family dwellings may not be rented unless the entire building is in compliance with the New York State Multiple Dwelling Law.)"

Mike Francessa, I haven't lived in Ridgewood in many years, but I do believe that this house is on the Queens side of Cypress avenue.
