This is not a new building, Maspeth edition

Last time we visited this site, 61-19 Flushing Avenue in Maspeth, it was still a tire shop. After an alteration permit, it morphed into this building.

It still doesn't have a C of O. So we'll be looking at a closed building with a defacto parking lot at ground level for a while.

Who knows what the deal is with the 7 or 8 story apartment building on the SE corner of Queens Blvd. & 61st St. Built like 8, 9 years ago and still completely vacant. Can't get C of O? Just curious, as I pass it everyday on the way home.

For things that matter like this overhanging monstrosity, there's anarchy.

For stuff no one cares about, there's $100 fines.

I also wonder about that apartment building on Queens Blvd and 61st Street. Think it's called Woodside Terrace. It's a shame that it's been standing vacant for so long.

They haven't filed for a Certif of Occ yet - and I don't think they can until they fully sprinkler the building. How the hell these things can be called "alterations" when they change use and occupancy and increase zoning sf from 1,974 to 7,025 - while not maintaining access between all spaces, is beyond me. Total of eight (8) plan examinations before approval - I guess the examiner took some convincing, also!

A lot of builders advertise gut rehabs as "new". This should be considered fraud.
