If Walmart comes to Atlas, so be it but the property currently would have to be razed - so that does not make sense.
I hope Atlas can be saved to serve the local community in it's current form with new vibrate stores that cater to the community. There is much that can be done to make it a thriving Mall.
Free parking would help. I stopped going to Atlas Park after eating in one of their retaurants, and seeing a movie. When I gave the parking attendent my voucher he said I stayed too long and I had to pay for parking. I never went back.
Interesting video. Makes me want to go to that spa to help that woman's parents! It's such a nice pleasant space to go to, I hope the right mix of stores comes in to make it work.
Have to agree with Anon #1 about the parking -- when I go to the Borders, I park around the corner on the street just on principle to save the $2 or $3.
The problem is the orginal owner charged too much rent on these store owners.. and to pay for parking to a location that don't have name brand stores, is laughable.. i can go to outlets and have free parking with two lots of great stores. also you can drive to millionairs row and get free parking.. they need to drop the parking charge and get in some great stores to pull the consumers in..
Exactly. The Hemmerdingers are/were greedy, irresponsible assholes.
They built the mall not for the community, but because they expected to get a variance for the 20 story condo building they wanted to put up next to the mall (in what has been that paved over field on Cooper Ave next to the mall). The mall was just to benefit the condo owners, who would have built in shopping and services next to them.
The community surrounding the mall does not want or need a mall. And I hope they never get that variance because it would be terrible to put such a large building up in an area where it's all 2-story homes and the traffic is already too busy for the size of the roads.

The St. John's cemetery is green and well kept; as long as you're not the type who is freaked out by cemeteries (I haven't been since I was a kid) it's actually rather park-like. And you know it'll never change (or it's VERY UNLIKELY anyway), so no issue about obstructed views, etc.
And as for the rail line, you DO know that there's talk of a comeback for a Glendale LIRR stop: 15 minutes into midtown after a 10 minute walk to the train? Yeah, I think that would definitely be a plus to a lot of people. Not for the homeowners who are close enough to where people will park in front of their house all day and probably try to squeeze SUVs into spaces that would only really fit Smart Cars. But condo owners from their 5th or 10th or 20th floor apartments? Yeah, sounds pretty damn good.

Yes, I remember that brilliant idea from the Bloomberg campaign last year. How would it get you to midtown in 15 minutes when the Montauk line doesn't go into Manhattan?
It's mainly a freight line with stinky garbage trains on it.

Drove by Atlas Park on Saturday around noon. The place is a ghost town. A bad case of bad timing, bad location, and bad tenants.
The park itself is built and maintained quite nicely but man- talk about the perfect storm.

Walmart would be a distaster for the area. It would attract too many low-rent "undesirables" to the neghiborhood.
But the high-end also does not work for this mall.
What they need is middle-of-the-road tenants to match the community. GAP, Banana Republic, an H&M, etc would do good there.
Just avoid the strip-mall stores like Mandees and Family Dollar.
