Rezoning of Dutch Kills almost finished

M1-3D zoning currently exists in 36 blocks of Dutch Kills. That zoning was established in 1989 to legalize pre-existing residences in a manufacturing zone. However, the M1-3D severely limits new residential developments or enlargements.

Rezoning Seems Imminent For Dutch Kills

Current M1-3D zoning also permits commercial and light manufacturing uses at densities three times greater than residential uses are allowed and has no fixed height limit.

The rezoning would limit heights to 33 and 40 feet in low-rise areas, with height limits of 70 feet permitted where multifamily buildings already exist. Along portions of Northern Blvd. new housing would be allowed up to 125 feet.

Because the rezoning would remove current restrictions on residential development and conversions, more than 1,500 housing units, of which about 190 would be affordable, are projected to be developed over a 10-year period if it is approved.

Gioia said that Dutch Kills needs a rezoning that prohibits all hotel growth. The hotels are out of context in the Dutch Kills residential area, which is populated by one- and two-family homes, Gioia said.

"This neighborhood is over-saturated with hotels," Gioia said. "We need zoning in this neighborhood that will prevent more hotels from being built."

Heynitwit, if you can tear yourself away from agongizing over the hungry in your community, maybe you can comment on the 11 STORY MONSTERS THAT ARE PLANNED FOR oh say THREE OR FOUR BLOCKS AWAY AS PART OF THE PROPOSAL.

The people in Dutch Kills were mislead by their leadership (both cunning and stupid leadership and we know who you are,) played like a violin by the politicos, given a hosing by Hunter College study, and betrayed by their sister civics who were pushing zoning out of their community into Dutch Kills.

Exhibit A of the lack of a public education program by community preservation advocates in NYC.

The way the community was taken advantage of is beyond comprehension.

This whole affair makes me sick.

So that's it.

The only way a neighborhood in Queens will be downzoned is if part of that area will be upzoned.

That's the deal take it or leave it. The city treats us like if you don't like it get lost!

I like how their leadership further isolated the community by preying on their fears: 'dont talk to anyone', 'dont spread rumors.'

No one can get near them to stop this process.

Why I guess you should be happy. A community that is isolated, betrayed, and about to jump off a cliff together.

I hope the development snarles the trains you bastards.

Will not happen to the culprits in eastern Queens that contributed to this, though.
